nice and clean.,only one thing unpleasure is the air-con quite noisy. Already tell the staff when check out. We will come back to this hotel a few times due to the health follow up at Bangkok Hospital.

Great value for money, great location. The hotel has 3 floors, no lift. Ants on the bedroom and bathroom, climbing all over the bed made this an uncomfortable stay.

Hotel really really basic and unwelcoming. Showers had no hot water and in general just kind of dingy. Maybe if you want to be close to the freeway this would be useful for those who just want a bed for the night, but otherwise I wouldn’t recommend!

We were here for 1 night and it was pretty bad. The hotel is so dirty, the welcome room smells like a cat toilet and all the walls and furnitures are rocked down. The employees don‘t care, they just sit behind the counter and hide when a guest enters the lobby to keep on playing with their smartphone. The room itself is dirty but the bed is atleast clean and comfortable. The whole bathroom is dirty, I think it was cleaned last year. I really can‘t recommend this hotel!

Alright, initially I was extremely upset when I arrived and saw that town was far on the map staff said about 1 hour. Turns out this was a language barrier issue, if you walk to the bus station (4min walk) you can take the red bus into town for about 20B and takes about 5-6min you may just have to wait a bit for the red bus to get min 5 ppl. It will be 120B if you want the red bus for yourself. NOTE: if you arrive by bus do NOT take a tuk tuk to the hotel, it is just a couple mins walk from the bus stAtion. I had no idea where the hotel was and the driver wouldn't exactly tell me and I had just come off a 7hr bus ride so I just wanted to get there. Even though I beat down the price I still felt stupid for taking the tuk tuk because of how close it was (if you want exact directions from bus station you can shoot me a message). If you have heavy luggage and can't walk it don't pay more than about 30B. I hired a bike and saw a great deal of Chiang Mai in a day, it was awesome! Ok back to hotel, the staff is GREAT, especially front desk M and Mai their English isn't the best but they really do what they can to help. M even walked with me around the neighbourhood to show me nearby points of interest. Modern comfortable room, not very large but descent (small budget hotel but slightly nicer than your typical budget hotel) and an impressive tv channel list (SPORTS! news kids and movie channels) compared to everywhere else I've stay in thai Close to the hotel, about two min walk there is a shopping plaza with great coffee shops (like 4) good food a grocery mc Donald's subway etc I do recommend this hotel but only for a couple days stay at most

Very Nice Modern Clean New Hotel”
I stayed at this hotel on a few different trips to Chiang Mai, and enjoyed the experience. All the staff are polite, friendly, good-looking young people with reasonable English skills. The cleaning staff also are friendly. A good benefit offered is the free use of the hot water urn, with instant coffee, available 24 hours in the lobby. The design is modern, techno, industrial, with exposed concrete walls and colorful accents. The bed, flat screen TV, and refrigerator, are all new and good quality. Shower stall had decent water pressure. It's located just off the service road next to Highway 11, which is an outer ring road encircling the city. You can walk about 3 minutes to reach a small shopping plaza which contains McDonalds, Subway, 7-11, drug store, etc. Just beyond the plaza is the bus station. The historic walled part of the city, as well as the night market, is about 3 miles away, so you will need transportation to get there, the easiest choice is to rent a motorbike, but you can also hop onto a red pickup truck with bench seating in the pickup bed, and it will cost around 20 baht per person one way.

I have stayed in Chiang mai many times and I can say that in this price range, this hotel is one of the best. I really like this hotel. The service was really good. The receptionists were so kind. It was obvious that they had service mind and they were willing to help. The room was big. The bed was so big compared to other hotels. It's located near many shopping malls and restuarent. If I come to Chiang Mai next time, I am definitely going to stay here again.

I stayed three nights at the 7 day, easily could stay longer Rooms were spacious, clean, great shower, free tea, chocolate and coffee each morning till midday. Not very close to Chiang Mai old city, but a good location, many tuk-tuk's and songkaews, close to bus terminal and not too far from train station. The young man working there has a good understanding of English. If staying for a month negotiate a better nightly rate.

This hotel is a good stay for your first couple of days in Chiang Mai. A short walk to a mall with a very good Vietnamese restaurant. Behind the mall is the bus station with the little red transit trucks into town. The hotel is clean, modern, but no elevator (no biggie). A few English stations on cable TV, nice bathroom and 24 hour coffee/tea available in the lobby. There is a warning about the cost of damaging anything in the room, so maybe they have had some bad experiences before. Desk help has limited English, but will go out of their way to help.

Cheap and cheerful”
Not everything was perfect with this little place. Electric sockets sparkles (seems to be Thailand-wide issue), water tap wobble, shower heater is unexpectedly controlled by a light switch outside, things like that. But for the price - it did not have to be. The place is perfectly located for last night sleep before traveling onwards by the bus. A mini mall is a short walk away, the big Festival mall is a bit further. The hotel itself sells basic amenities and drinks without much markup. But that's about it. Big C that's just across the road is actually all the way across the highway with no crossings anywhere nearby. Red trucks don't seem to go on highway and the hotel itself is a quiet end of a curvy street. Make sure to use a Google/Bing map to direct the driver to the hotel when arriving, or it will be a very long trip. So, it is a place that's right for those who understand exactly what they can get out of it: Sleep, mall visit and bus trip somewhere else.
