Great location, but...”
Not the best place to stay if you want to sleep- it's right under the flight path of airplanes taking off from the airport. (as are many places in this area) Room lacked adequate space to hang or put clothes. Shower head was broken and held on with teflon tape- fell off. Breakfast is white bread and instant coffee, but you can't expect much at this price point. Excellent location: loads of street food everywhere, and it's a short 10 minute walk to Maya mall and nimman. Overall a reasonable value, but you can probably do better.

My standard room was extremely tiny around 10 sq meter or less. Maybe alright for a single person but not good for a couple. Complimentary drink and bread in the morning is a good idea. Shower heater very inefficient, hard to shower with hot water.

Smelly and rundown”
Looks great from the outside but once we were in our room there was an ever present musty/moldy smell. The bathroom had standing water on the floor even though we didn't use the shower and ran the fan all night. The staff was nice enough but couldn't get past the condition of the room. We left after the first night even though we paid for 3. Went to another nicer hotel down the road.

Tidy, lovely, comfortable”
Pat, the owner is a lovely lady. I decided to walk to the guesthouse from the airport, which I don't recommend as it took 90minutes. Pat welcomed me warmly around 11am and had my room waiting for me. Spacious, super tidy, modern and a very big and comfortable bed. Udee is a 20 minute walk away from the old city. A perfect location to discover authentic Thai food for 30-50thb usually. Breakfast (American style), tea and coffee is offered. Pat, I wish you all the best! Thank you!

One of the best place in Chiang Mai”
This is one of the best place to stay in Chiang Mai. The location is great, but it is in a Soi, which might be a little difficult for public transportation to get there. I rented both car and motorbike, so it's not a problem for me at all. The facilities is new and clean, I really love that. The staff is very friendly, he is very helpful in giving advices about the tourist spot as well. Staffs came up to clean my room more than twice a day, I really like that too.

The location is perfect - only five minutes away from Nimman area, but far enough that it escapes the bustle of tourists and traffic. The staff was attentive, and went out of their way to make our stay a comfortable one. The room was clean and the facilities were up to standards. The hotel made our stay at Chiang Mai a great one.

The garden style of the hotel makes it more interesting. Wide room, only lacking a locker cabinet but I have my luggage anyway. Soap, shampoo, hot shower was there. You can even have free coffee and bread in the morning. The owner was friendly. It is near convenience store and some food markets. Thanks. Will recommend this place to my friends.

The best place I've never had before”
If i can give a point more than 10 point I will. I have stayed here this place I though their just open. I spent about 6 days here with a lovely room they also have common area we have for BBQ. Staff so super friendly. I love hotel decoration. walk a few step to local streets food. I absolutely will go back as soon as possible !

A bit tired running system.”
We had stayed at this quiet and beautiful hotel 2 years ago and had a good experience. So this time we decided to stay here again. It is not the same experience this time. Althougt the receptionist is very good at English and helpful but the facilities of hotel is a bit down. The hot water is not really hot, just warm. The towels are needed to change to new ones. At this hotel, you can enjoy self-service breakfast with decent sandwich with butter and jam, teabag, and instand coffee from 7:00 to 10:00 am. There are 2 coffee shops nearby serve very good brewed coffee and local food: The Hour and Brewing.

It's worthy to stay again”
We stayed for four nights. The staff is friendly, helping us to change the room which we prefer and ask us for cleaning every morning. And the staff is always show his lovely smile to greet with us everyday. He is absolutely an excellent worker!
