Hwang Studio @ RoyaleStays is a cozy and lovely studio located at KSL D'Esplanade Residence, Johor Bahru, Malaysia, which is within a 10 minute drive from JB CIQ Custom.

With the adjoining KSL City Mall, you can enjoy everything from entertainment, shopping to dinning all under one roof.

Property policies

We have a no smoking policy in our apartment as part of our efforts to help you quit smoking. Feel free to use our kitchen to be a Gordon Ramsay wannabe but light-cooking only and do kindly clean up after usage. Leave your worries and your shoes on the shoe rack near the door. Take nothing, including our furniture, accessories etc, but memories from our apartment. To save our Mother Nature, at the same time keep our costs down, kindly switch off all electrical appliances including lights and air-con units when not in use. Kindly keep things on the quieter-side after 9pm to be considerate to our neighbours. Our access card will make you feel that nothing can stop you at our building, but a replacement fee of MYR 50 will be levied for any loss or damage of access card. Arriving slightly later than our check-in timing at 3-5pm? Should be fine, but please check with us first before making your booking and we can make alternative arrangements. Keep our apartment CLEAN and TIDY, just like your home. Together we create a pleasant homestay community for guests and hosts :)

Awesome stay ”

I stayed here from 3-6th September 2018. Julia was very friendly and understanding despite us getting stuck unexpectedly at JB custom for 2hours (thousand apology to Julia who’s pregnant). The unit is well kept and neatly furnished. The owners had taken effort to consider the needs of holidayers and furnished the unit with details and cosy effects. The day bed is cool too with a pull out bed underneath it. Other than the glass panel at the balcony which didn’t look safe (management structure issues), at least I don’t get disturbed by next door’s bathing sounds or noisy corridors which is common in most hotels due to the thin walls. I would definitely recommend family and friends and return to stay again 😃 Conventiently linked to KSL 👍🏼

Superb Location and easy access to KSL Mall and nearby eateries”

This is a rare condo unit located above level 30th with excellent view of johor Bahru from the balcony . Great for a group of 4 or 3 friends for a weekend staycation in JB. Ms Julia was very kind to wait for us to checkin, great service. We will come back again. Thank you Julia.

Excellent location for family with kids”

Definitely enjoy ourselves in this ideal located unit. Everything are under one roof - cinema, eatries, shopping, spa.. what you want, they have it. Our focus is for the Monday Pasar Malam, right below the unit. The kids really enjoy with the bathtub after a humid walk.
