Exceptional”
It is in a very good position, very close to the Thapae gate. The room and bathroom were clean and suitable for two people. After checking out, the carrier was also kept free, so I could comfortably eat lunch and move to another place.

Clean and Inviting ”
The staff was very helpful. The rooms very clean and comfortable. Robes and slippers. Excellent wifi! Good AC. There is no elevator so be mindful of that, and you can hear quite a lot of the hallway noise from the vent/window in the bathroom. But the beds were comfortable. And the shower was hot. Breakfast was alacarte and delicious. The location is walking distance from the old city or the night market.

Form beyond functionality ”
It's a nice hotel located in a small street. Agoda did not mention the 1000 Bath caution in cash at the arrival. I liked the modern design but the scarcity of electric sockets was annoying. You need to move furniture to plug in your smartphone or computer. As this place does not have lift this might be an issue for elderly visitors. The bed pillows and linen was really comfy.

Clean place for backpackers”
This place was not meant for anyone with luggage or a car. There is no elevator or parking so it was really annoying trying to park and even harder lugging our luggage up the stairs. The staff was hit and miss. Some were nice friendly and helpful and the others didn’t even look up from their phones. The positives of the hotel is that it was clean and the rooms were spacious.

Beyond expectation! ”
P21 Chiang Mai Hotel deserve better rating than currently shown on any travel website. I decided to stay in this hotel due to its close proximity to the famous historical Tha Pae Gate, which is also one of the most important landmark during Songkran festival (be it as a water battle station or key religious procesion pathway). I managed to secure their last room through Agoda and this hotel is definitely beyond my expectation. The hotel is located on a soi (small road) parallel to the main road and stands behind slightly higher building facing Tha Pae Gate. This is probably the reason I hardly hear any loud sound from the ongoing street party. The reception is simple and they served us nice welcome drink and hot towel upon arrival. As I mentioned earlier I secured the last room for the night hence I get the furthermost room on the fourth floor. Unfortunately they don't have elevator and I believe this is probably the reason all their staff are lean if not having a slim body. By the way first floor is reception area and there are only 21 rooms spanning between second and forth floor. The hotel just open their door earlier this year with a practical modern design, nice in-room arrangement and they have all basic amneties including bed robe. The grey wall definitely make me feel relax. Air conditioning and water heater are equipped in every room so no more reason for uneven cooling in the middle of the night or burning feeling under the hot shower. On my last night I switched to the first room on the second floor (next to staircase) which is exactly the same as the one I stayed before except that you can hear people talking or accurately bitching while climbing the staircase. Breakfast is somewhat limited but nicely done with good choice of salad and both American or even Asian spread. The reception are manned by nice people speaks average English but always do what Thai people do best - smiling. Truly enjoy and I even promised them to return back on my next visit.

Really Good Location; Helpful Staff”
P21 is located very near the Tha Phae Gate, many restaurants, stores, the Sunday market, and about a 15 minute walk to the night market. The room included an in-room safe & a hair dryer, as well as toiletries which included a nice mint scented shampoo, conditioner, & shower gel, as well as soap, shower caps, and cotton buds. The 2 soda pops, 2 fruit juice boxes, and 4 bottles of water in the mini bar were all complimentary. Breakfast wasn't included with my room so I can't comment on the food. Guests need to be able to carry their luggage up stairs as there is no elevator. My standard room didn't include a kettle or tea & coffee supplies. When I asked the desk clerk for a kettle, she found me one alone with some tea and instant coffee. For the price of the room, this should have already been in the room. Overall, I had a good stay.

Very Nice Hotel in great location”
Stayed 8 nights at P21 and it was great. The staff are attentive, friendly and helpful. The location is great on a quiet lane several blocks from Tha Phae Gate. Easy to walk to night market, Saturday night market and Sunday night market. The staff will arrange a scooter to travel around. The breakfast menu was good and changed daily. Would definitely stay at this hotel again. The room was a good size and very clean. No elevator but was not an issue for me.

P21 is in a good spot, right near Tha Phae Gate and close to the night market. The rooms are fairly basic but all you need if you are out all day exploring Chiang Mai and the surrounding area.

Value for money, near tha phae gate”
The hotel located inside the alley. They do have motorbike rental at 250b for24 hrs. They provide 2 bottles of water, 2 cola & 2 orange juice daily. The receptionist girl is helpful & nice. Value for money & suggest to rent a bike to tour around Chiang Mai.. Else, be prepared to sweat during hot season. Definitely will be back for this hotel if wanna to stay near tha phae gate.

Really pleasant stay! ”
We really enjoyed our stay at P21 hotel in Chiang Mai. The rooms are modern and clean. There is free wifi which works well. Also, the hotel is nicely located as it is close to the old city. We booked a room including breakfast which we were glad about as it is good and elaborate! In spite of us staying there for several nights we got a different (vegetarian) breakfast almost every morning. But what we liked most of all was the fact that we were greated with smiles by everyone. From the cleaning lady, to the nightguard, to receptionists, they're all smiling and so friendly.

Well located boutique hotel”
It is located just outside the Thepae Gate with quiet surroundings yet a few steps away from main road and the Old City. Our room was on the first floor and it was pretty spacious. No buffet breakfast available, but the menu rotates regularly. The size of the breakfast was big enough. Fresh mango was served after main dish which was very nice. Pickup service charged 250baht, and the female driver was not member of P21 staff team. One thing worth mentioning is the service provided by the staff team. I mentioned about my boyfriend's birthday in advance. To our surprise, they bought him two lovely cupcakes and wrote him a birthday card too. I am sure they are one of the best service teams in Chiang Mai!

Exceptional”
I have just stayed at P21 for the fourth time in 2 years and will stay there again during my next visit to Chiang Mai. The hotel although small is excellent, well maintained and has good showers, aircon, Tv, fridge, kettle etc. The staff are excellent and always willing to help. Well done to all the P21 team and see you again soon.

Great location and considerable free drinks provided in room”
Hotel location was great, close to Phae Gate and walking distance to warorot market, night bazzar, Wat Chedi Luang etc. Staff was helpful. However the shower glass shield was too narrow which caused water easily leaked out to the floor outside, so I couldn't enjoy a shower without caution. The hotel also doesn't provide toothbrush set so if you forget to bring one you can't even buy one from the reception. On the other hand, the room has considerable amount of free drinks provided including 4 bottles of water, 2 box of juice and 2 cans of soft drink. Very useful for a day out under the Chiang Mai heat.

Exceptional service”
As we were switching hotels from the previous night, we checked in early. As expected, room was not ready so we left our luggages with the concierge. Came back really late into the night and realised that they have already sent out luggages to our room with one of the keycards slotted inside so we could have full access to an already functioning air-conditioner when we enter. That was really impressive for a small boutique hotel, we really appreciated the service and the care the team has shown. We visited during Loy Krathong festival and we really appreciate the Loy Krathong they have given us too! In terms of location, it is inside the alleys so it is quiet, but also enjoy the convenience of being super close to Tha Phae Gate where all the food stalls were. We also have zero complains about the rooms - super spacious and clean. Would definitely pick this over again without hesitation the next time we visit Chiangmai. Thank you so much. :)

this is a newly opened hotel located on the Eastern side of old city , just a few minutes walk from the that phae gate. the interior design make you feel comfortable and relaxed. every equipment and facility is clean and well functioned. the staff had to be appreciated, they are so nice and are willing to help visitor. I will stay here again if coming back to Chiang mai

Good Hotel”
Small, clean and very modern hotel with super friendly staff. They will help you book tours that will pick you up at the hotel, though bare in mind their english is not very good. The hotel is perfectly well located, only a few blocks from the Tha Phae Gate, old square, night market, etc. No need to take a taxi, only if you are going far from town. The wifi in the room worked well. The breakfast was abundant and you had several options to choose from. I would stay here again, you get good value for your money.

Excellent new hotel ”
I enjoyed my two day stay at P21 as it's located in a quite soi but only a few minutes walk to were the nightlife is. The hotel is new and everything is brand new and spotless. Staff very friendly and helpful even gave us a key ring upon departure. Should I return to Chiang Mia I would choose this hotel again
