One of the best hotels I’ve stayed in! ”
The hotel is located near almost everything. Once you walk out of the alley, the beach is right in front of you, only 10 minutes walk to Terminal 21. The hotel might look a bit closed off in the front but once you walk in the lobby has a very nice, classic interior design. You’re welcomed with a welcome drink as well. The staff was very nice and thorough with the check in process and introducing the room to you. The room ceiling is a little low so it might be a turn off for tall people (6 feet above i’d say) but it was fine for us. The room was decorated nicely, it was spacious enough for two and the bathroom as well. Everything was clean and neat. Bed was also comfortable. We stayed for one night but was informed that we have 24 hours from the time we check in until we check out unlike the usual check out 12pm rule which was a great perk for us. Overall, 10/10 would recommend and would go back again.

Perfect in every way”
price, room condition, kindness, location was perfect. i would like to especially thank the doorman (in red shirt) for his kindness and willingness to help guests in any way that he can. He made my stay at the Payaa hotel and Pattaya more delightful. Room was cleaned perfectly everyday. Swim pool at the rooftop was beautiful

Payaa Hotel very near Terminal 21 Pattaya just walking distance. Nice room Big comfortable everything are new. Enough space for couple staying in deluxe room like us . Wonderful all you can eat breakfast with many choices. Fresh healthy delicious. Only one thing we have to complain is : Why shower room has no DOOR / SHOWER CURTAIN ???? Water comes out everywhere while bathing . Make us very very much annoying. New design hotel why not considerate the general needs.Only this point , deduct mark.

Staff are fantastic. Rooms are very clean. Bed is so comfortable. Rooftop Pool is perfect ( and you can order food and drinks whilst chilling at pool ). Gym is good - not too big but plenty of equipment - enough for a good workout ( which i did everyday ). Restaurant downstairs is the best. Food was awesome and possibly the best coffee in Thailand ( I'm not joking ). 100% stay here is my recommendation. Ill be back! Todd

Some issues may happen with hotel service due to communication between the hotel staff or anything but quickly investigating to prevent future issues also admitting mistakes and apologizing from the duty manager was acceptable. I do not know when be back to visit Pattaya again but pretty sure that would be my first choice hotel next time. The concepts of anytime check-in and anytime breakfast were different and interesting. Perfect location in north Pattaya to walk to the beach or dinner or tourist attractions areas. I knew this hotel had good service from every staff but I was not expected that was highly professional like this. Overall, I had a great experience at the hotel starting from the Valet, Check-in, and the cleaning staff was kind with a big smile.

Boutique hotel Best in class! ”
This unique boutique hotel leads the way in traditional contemporary Thai hospitality with an emphasis on customer satisfaction. The hotel brings a warm and close feeling that makes the guest feel special and a priority. The location is superb down the block from beach road and the rooms is decorated in classic contemporary Thai design that is comfortable for any guest. The facilities are nice with a rooftop pool, small gym and a top notch coffee shop. The breakfast is wonderful with a set or a la crate menu and delivers outstanding quality and service. Overall, I was very impressed with my stay here. The hotel is new, fresh and very clean and offers an immense value and a top level of customer focus service that many other places aspire to achieve!

I have been almost all 4-5stars hotels in Pattaya. Payaa is one of the best hotels in Pattaya for sure. The owner is kind and always welcoming. Staffs work hard, and the room is always clean. The location is one of my favorite. You can go to Pattaya beach and Big C in 3mins. Planning to visit some other day again.

One of the best hotel I've stayed at! The service was excellent, everyone was eager to help! The room was clean and well maintained and sound proofing was great. I didn't hear the loud music from the bar next door! The pool was beautiful as well. The hotel itself was off of beach road which was ideal because beach road can get too crowded and loud.

Amazing hospitality from the hotel manager and team - better than most 4/5 star hotels that I’ve stayed at, the manager and the team went the extra mile to ensure our stay is comfortable. The hotel provides round-the-clock checkout, and lazy breakfast (until 4pm)! Room is very spacious and beautiful - love the unique design and they have on a room fragrance that smells really good. Location is also great - 5 mins walk to Pattaya Beach and walking distance to Terminal 21.

The decor of the hotel is really nice. The room was also great without fault. My only suggestion would be to make the balcony look a little nicer. The staff were super friendly and helpful throughout our stay and the breakfast was great. I would definitely stay here again next time I'm in Pattaya.

Very impressed with this hotel. We paid 1,900 for a single night, and I think it was one of the best hotel experiences I've had. The staff were all very polite and attentive (check-in took 2 mins tops), the hotel beautifully designed, the rooms great value, clean, spacious, and the breakfast, while not a buffet, was really well cooked and tasted great. It's refreshing to have such a positive experience with a hotel in this price range, in this location. We will certainly be coming back here.

The hotel is brand new with every good location. (~3 minute walk to Pattaya Beach) The breakfast here were excellent. You can order the food in menu with no limit. It was so suprised that the hotel provided mini bar during breakfast time on sunday. The room was so nice but with a little bit smell. Gym room and swimming pool were OK.

Host Khun Ken and the team he has put together to operate this boutique hotel is a real credit to them all, it is one of the best run establishements i have ever stayed, the staff, the service and the facilities are faultless. It is very relaxed atmosphere, Ken and his staff go well beyond expectations to cater to any request to ensure your stay is memorable. I would not consider in the future to stay anywhere else in Pattaya. Also dont forget the breakfast menu, it is simple but has great variety and is a must addition when booking your room.

We absolutely loved our 3 night stay in this beautiful boutique hotel in the heart of Pattaya. This gorgeous hotel is all about the details, stunning architecture, beautiful Thai artwork, vintage furniture, chandeliers, and much much more that makes your stay feel extra special. We especially loved the relaxed lazy breakfast, served anytime up till 4, and soooo delicious with the best coffee. Not to forget the lovely afternoon tea too! I stayed 10 days in Payaa hotel in October 22. Very happy with everything. Staff is very helpful and friendly. Room comfortable and location is good. Rooftop pool is a great extra. They took good care of my gluten free breakfast, so many thanks to all the staff!
