Nothing to complain about this hotel, clean room, from of lake phayao with nice view. surround with restaurant. Best choice of phayao hotel. And very very soft mattress. Definitely will stay again if I come to phayao.

Here is more like a hotel rather than a guest house. The hotel is very new. I booked Deluxe Room, but the owner upgraded to Superior with free of charge. The room I stayed was wide and clean with good WiFi signal. They have two bicycles and offered guests for free. When I asked the owner where to visit and what I should enjoy in Phayao, he kindly gave me direction with showing map. When I left for bus terminal, the owner offered me to send to the bus terminal (even though I didn't ask so). The owner and staff are naturally gentle and kind. I will surely come back here for my next Phayao trip.

Rooms are clean, spotless, spacious and a good bed compared to my one night in Bangkok hotel. Also very quiet...... city view room is ok for a traveler staying one or two nights. There are at times few guests in the hotel. Breakfast cut off time is right on 10 am..... make note of this! The pool was wonderful with a view of the lake there are no pool towels. No where to get a drink close by so stock up. The woman on reception “Emi" spoke good English and is always very sweet and nice. I would stay here again. Chairs to sit on the balcony would've been nice I switched to a lake view later in my nights there. I am very happy here ...... one note if you are a quality coffee drinker make plans to get your fill elsewhere on the flip side the breakfast is just ok but the staff for breakfast are the sweatiest with a beautiful smiles makes it enjoyable.

Staff helpful, friendly. Gave us room with stunning lake view as requested. Spacious room, delicious Thai breakfasts. Easy walk to shops, cafes, night eating street, unmissable sunsets at the lake. Big very clean pool, big gym, billiards room. Phayao people on the streets exceptionally friendly, welcoming.

This hotel seems a bit out of place in small, provincial Phayao. It's a glitzy modern(ish) building with touch-screen elevators (no buttons) and "sleek" decor. The bed was big and comfortable, but like most of the hotel rooms we've stayed in in SE Asia, the pillows were big and very UNcomfortable. There is no breakfast included in the price or even available in the hotel, though you can get hot water and instant coffee in the lobby (and I think instant noodle cups). The location of the hotel is convenient to the bus station but it's a bit of walk from the main riverfront part of the town where all the restaurants are. Good local morning market out the back gate if you're into that kind of thing. No real complaints. Just kind of a funny place.

This hotel is a little older than other hotels in Phayao but it is quiet and clean. Water pressure and temperature is very good. Air conditioner worked well and we slept like babies. I will definitely stay here again.

You'll need your own transportation to get out here. It's actually just off the no. 1 highway, but the closest area of note is Phayao University. It's about 16km from Phayao, so it's not convenient if you want to see that city. It's a great place with Japanese design. It's a bit more than other places but your get a lot of space-separate bedroom, living room, kitchen and bathroom. The kitchen only had a microwave and refrigerator, but the staff can lend you plates and utensils. Staff were very good and English was sufficient.

The M2 Hotel is brand new and at a good location in the city. The TV channels are all in Thai. We were visiting family and stopped to enjoy the lake area before heading home in our car. They have a few parking spaces, but I don't see that as a problem - not a big tourist area. The free breakfast was next door with a limited menu of items to order, but it was all hot & fresh! The area is clean and quiet and we had a good nights sleep. Definitely would stay here again.

sympathetic owner and beautiful garden. clean and comfortable rooms. but if you need a soft bed its maybe not your favorite hotel.

Absolutely clean, and Banna, the owner, does everything she can for you. The town's best restaurant is just the neighbour of the building. Beautiful view of the lake and the mountains from the swimming pool. Just ask for the same daytrips than the couple of french people and you'll discover fantastic parts of the land, hills, temples and waterfalls. Thank you Banna and Noey, these days ara unforgettable !

The friendlyness of staff was a big plus at this small hotel. Also they spoke good English which really helped in my case. The open lobby area was very nice and a good place to have a beer and meet other people. The only negitive about the hotel was the small ants that seemed to be everywhere in the bedroom and bathroom. I would stay there again if I was staying in Phayao.

We had a nice staying in Kwan Phayao Villa. Big room and internet was rather fast. The buildings seems rather new so everything is nice and clean. The staff can't speak english.

The staff helped me on the phone to find the resort and spoke good English. I was shown the cottage as soon as I arrived late in the evening and informed about breakfast. Each unit is a separate cottage with a good size bedroom and a bathroom. The room had a Satellite TV with mostly Thai channels, wireless internet, and air conditioning. The room was clean and ready. The staff brought my breakfast to the cottage veranda. This is a good choice for a simple, economic stay.

The elderly couple who run this hotel are the most generously sweet people you will ever meet. We rode our large motorcycles from Chiang Mai to Phayao and they brought our bikes inside the building for safekeeping overnight. We didn't even ask them to do this for us! Smiles all around. Just around the corner there are many seafood restaurant options and cafes for a lattle in the morning. Will stay here again when traveling through Phayao.

Very nice family run guesthouse run by a thai women and her english husband. Both are very friendly and helpful and can give you advice about the things to do in the region. My room was very spacious and had a well equipet mini-bar, flatscreen tv, hot wather and wifi. The price of 300 baht per night is unrivalled in and around of phayao. The guesthouse is a few kilometers away from the center but it takes only 10 min with the motorcycle. The owner also offers a ride into town

great location. decent breakfast. better than average bed softness ( hard for farang but best of 4 hotels on this trip ). nice rooms but an annoying outside light that fortunately is extinguished at 9pm ( for 2 rooms on opposite sides of building, so it was some sort of 'architectural feature') clean & large baths. walking distance to lake front and bars and restaurants. short drive to large supermakets (tops and tesco ). we had 2 rooms on 4th floor, one double one 2 single beds. btw: best electrical wiring i've seen anywhere in thailand!

Nice big room and comfy huge beds. Bathroom could be a bit cleaner but overall a perfect place to stay short term and if you have your own transport as its a bit far out of town for walking.
