Excellent staff, great place for family”
The owners are very helpful and friendly. The lady speaks very good English, willing to help us and responding to messages real quick. Under her arrangement, we got a reasonable price for Hanoi-Sapa sleeping bus ticket, and also the booking of private car driver service. Really appreciate her help and service. The apartment is big, nice and clean. Although there are no AC in the room but the fans are good enough to provide a convenient temperature. The church, the lake and restaurants are in walking distance. However, the path from the lake to the hotel is quite steep since the property is located on a slope. It may be inconvenient for the elders. Overall, it is a wonderful stay at Sapa Family House. Highly recommended.

Nice little appartment!!!”
Sapa Family House is located on a quiet road and is very close to the center... it is just perfect. We had a nice room (bed could be a bit softer), a big kitchen-living room where we could cook, big windows, good hot water.. The owners are very very nice and helpfull.. They invited us for dinner on Tet... We had a wonderfull time up there...Just enjoy!!!

Although Sapa Family House a 10 min walk from main shopping/backpacker area it was sooooo quiet and relaxing. A two bedroom villa with lounge-room, a kitchen for cooking and a fireplace, as well as air conditioned. A great place to stay. Yes, it is away from the main area, but only a two minute walk to the lake. The owners speak very good English . Recommended for families. Phil (Australia)

Excellent hotel with very nice staff”
We arrived at the hotel at night and was unable to find the hotel as we were not familiar with the place and the hotel nicely sent a staff to show us the way. The hotel room is exactly as the photos and with a kitchen fully equipped for your cooking :) The yard also has barbecue equipments for free :) The hotel owner also gave us useful advice on the tourist attraction places. The motor bike for rent is at reasonable price and has excellent engine to defeat all the hills =)) Finally, you should ask the hotel to book the bus tickets for you in advance to get nearly 25% discount. We will definitely stay here when we come back Sapa.

A group of us stayed for 3 nights and really enjoyed the apartment style room, which included a living room, kitchen and a wood burning fireplace. The couple who owned the house were extremely gracious and helped us book everything from taxis to village treks. Their kindness and the spacious rooms make it a great pick for a stay in Sapa.

Great staff and great room..”
We met Jo and she is nice.. she welcomed us well and gave lots of information about Sapa and recommended food to eat.. It is easy to find food at night as the hotel is near to the restaurants.. if you want to go to the Fansipan Legend, you need to walk to Sun Plaza for about 10 minutes.. on the way there, you'll find some beautiful spots to take some pictures.. but it's very dusty on the road, so if you want to come around this time, you have to wear mask.. Fansipan is definitely cold and very windy.. when we got there, it's 6°C so you really nees thick jacket to wear.. overall, great experience in Sapa Family Hotel..

Friendly staff and nice place like home”
I booked 1 apartment for my groups (1 male and 3 female). The staff was super nice and she recommended many local places to go. The room was neat and sweet with like-home small kitchen, sofa and fan... It's nice place to stay over a week. 1 week point only was it's near the center lake but on a high hill, so if you are not sporty and walk a long way, you'll need to "climb" to it. Anyway, still worth it.

Extremely friendly staff!”
This place was a little hard to find at first because it's not registered to google maps (because it is very new) but it's worth it. There is a heated bed, heated fan, heated showers, neat living room with a small kitchen and bbq for use. But what made this place great was the friendly, accommodating staff. They were extremely helpful in all situations including helping us to book for trips and rentals, helping us out with the bbq and letting us use a room to shower after we checked out after our trek, while waiting for the bus back to the train station. Overall, fantastic place. I would recommend it to anyone.

The apartments are really good. Staffs are really nice also. Wash and iron service is cheap and ok. Mini bar items are a lot. The place is safe and easy to go around the town or the visits . We will come back!

Dirty and lacking”
The manager is sweet and well intentioned, but lacks basic "hotel-running" skills. Parts of the apartment had been cleaned, but there were cobwebs everywhere, dusty shelves, cockroaches in the pots, and a previous guest's underwear left in the toilet roll holder. Bedside lights were dirty and did not work, and none of the hallway lights worked. Kitchen items were severely lacking. There is no private fridge, the knives were rusted over, no coffee mugs (finally received after asking 3 times), 1 fork (received 1 more after asking), 1 drinking glass, and other apartments included a rice cooker- ours did not. The hotel claims to have daily housekeeping. On Day 4, we were informed we needed to ask for housekeeping. On Day 5, we requested housekeeping in the morning. They agreed with a smile, but when we returned 3 hours later, our apartment had not been cleaned. We asked on one other occassion, but once again they never delivered. We were there for 2 weeks and our room was never cleaned.
