All around perfect”
One of the most unique places I’ve ever stayed! I bring everyone who comes to visit Vietnam, as it’s a must see. The cave rooms are truly one of a kind, the surrounding mountains are stunning, and Hang Mua is within walking distance, as is a town full of restaurants, shops, cafes, and the Tam Coc boat tours. All completely accessible by foot, but still far enough away not to disturb the natural beauty of the homestay. Yen speaks fantastic english, and is incredibly friendly and willing to help in any situation. The breakfast is good and included with the price of the room, making it even more of a bargain. Couldn’t recommend this place enough, will definitely be back.

What an amazing place!”
Tam Coc Homestay is beautifully located next to a mountain in the middle of multiple rice field. Amazing place with a good atmosphere. The backpackers area is at 10 minute walking district and easily reachable by some obvious paths along the rice field. Some dorms and some private rooms. A very warm welcome, wished to stay longer. Many Many mosquito's in the bathrooms (not that weird in the middle of a rice field though) Definitely recommendable for everyone, couples, family's & small groups of travellers

everything was nearby and staff is very helpful, if you are unsure what to do in tam coc the staff are more than willing to help guide to and they speak great English. I rented a motorbike for cheap and ate the free breakfast and coffee daily, very much enjoyed my stay. the rooms didn't have AC but it was bearable as they have several fans on each bed. beware of random power cuts throughout the entire region. not really the fault of the homestay

Great location”
Located right in the middle of paddy fields and about a 10 minute drive from the Tam Coc town, this is a great location to unwind after a long day of exploring. The room, more like a hut, was large and comfortable. They provide different blankets to use depending on the season/weather. Helpful in arranging a taxi to the train station at an odd hour.

Awesome location, exceptionally fresh air”
I spend 2 days here. This place locates by mountains with few people living around so it's very quiet. It's around with mountains and rice field so the air is exceptional fresh. Service is good too. Food is normal, acceptable with reasonable price. A nice place to visit Ninh Binh and to know vietnamess countryside atmosphere. I will be back if i have a chance.

We stayed for four nights with two little kids and we loved it there. A nice, quiet and clean place away from the tourists in tam coc village. The environment is very beautiful and peaceful!

Could be nice”
We stayed at the guesthouse for three nights - we choose it because of the ratings and the location a little bit beyond the city. The location is beautiful, in the middle of rice fields and 10 minutes to walk to Tam Coc. The hosts were nice but not honest. We booked our further travel to Hoi An at the guesthouse because we thought they are more trustworthy than independent provider. Afterwards we were told that we have paid nearly twice than at the bus station. :-( In total the guesthouse was okay but nothing else. The cost-benefit ratio wasn't good. The rooms weren't clean - our first room wasn't clean at all, after reclamation our second room was “okay“. The charged laundry service was redundant - the clothes were still dirty, clammy and they ruined the bra of my girlfriend. For this price we had better guesthouses in Vietnam.

Charming countryside homestay ”
Charming homestay nestled up against beautiful limestone karsts and surrounded by rice fields....lovely setting. Clean and very comfortable. The food was also amazing and reasonably priced. Loved it!

Exceptional”
Definitely one of the best homestay i have stayed in Vietnam. Cheap rooms, clean, location is ideal, the food they serve is amazing, they can make your bookings when you live and you can also borrow bikes for free to cycle along the ricefields. I simply loved it!

Doesn't match the fotos nor the high ranking”
We could choose a 'bungalow' without windows either close to the backpackers sleeping hall or - literally - in the restaurant. Only 1 bungalow faced the mountain, but it also faced a construction site. Food and equipement of the room was ok, except room was not made up for 3 days (so we had to ask for toilet paper and fresh towels). Homestay provides basic tourist information, but we doubt it is honest. They insured us there was no bus to Cuc Phuong national parc and delicered a private car for 40 dollars. Later we found out there is a lot of public transport close to and even direct to this parc from Ninh Binh. Made us feel cheeted.

rustic, perfect - stay in VIP 1”
We stayed in VIP 1 - highly recommended, for the experience of being nestled between two karst formations overlooking a rice field, with a view completely to yourself. Room was wonderful - clean and basic. They provided a heater for us (winter). Food was ok. Staff were great.

Lovely stay at Tam Coc Homestay!”
We booked one of the double rooms with its own bathroom. Great value for the room which was big and clean, had AC, breakfast included and a very nice view. The staff is lovely and always ready to help. The food and biers are cheap. The location is very nice and close the main attractions of the region. Highly recommended!

Good stay”
We had scheduled a two day stop, but we found that we had seen everything in the area within the first day. Staff were very helpful, even got a reduction on some ticket prices for entry into locations, and very helpful with the train ticket.

Rats climbing on beds !!”
Staff is nice and helpful and you can rent bicycles or motorbikes with reasonable price. But there was a rat in a dorm I stayed and ok it's countryside I get it but it was climbing on my bed and there was rat poop in the morning... I had to switch to other bed in middle of night but couldn't sleep when I still heard it running around... Also they only had one waterbottle for sale and didn't get new ones for two days, same with toilet paper when it ran out you had to go get tissues from restaurant and take them with you.

we've spent 2 nights in the room build in the rock. looks really cool. we thought.. wow nice a hot tub.. but there is not enough water to fill it. the women at the rezeption toll us at the beginning that the bikes are for free and the scooter costs 40.k. next day she wanted to have 100k. that's more than the double!! but they are really nice. it's nice and quiet.

Stunning views, quiet and peaceful away from town”
Rice fields and cliffs everywhere, hammocks, peaceful and beautiful. The main thing actually is that we had come from Phong Nha and the bus arrived at 3.30am. We got a taxi there and they gave us the night free. Very kind. The free breakfast is a decent size. Very happy with this stay. Maybe 10 minutes walk from town so its not far and its a nice place to get away from everything.
