Above average”
The first impression was a nightmare. The guy shoved me 2 rooms wich where not even cleaned. No towels, no shampoo, used blankets hair everywhere. Even open bottles, and he said : ok. After complain, he gave me another room wich was pretty good. The Room an facilities are ok for money. It was clean at all. But big downside : the guesthouse ist direct IN the busstation. It was very loud at night, arround 4 in the morning the busses start. You not will find sleep without earplugs.

Great budget option next to the bus station”
This is a nice small family-run hotel with only a few rooms. The rooms are well-equipped with adequate facilities. The bed is large and comfortable. There is a TV with many channels and a large refrigerator. The is ample storage and hanging space. The bathroom is nice and tidy with a powerful shower. The staff are really friendly and check-in/check-out was fast. There is a 7-11 50 metres away and it is about 10 minutes walk to Phayao lake. I would recommend this hotel to people on a budget.

Nice convenient place to stay but steep narrow staircase”
If you stay here be sure to ask the owners to carry your bags up and down the steep staircase. It is not worth risking life and limb to move your own luggage.

Clean hotel just by the bus terminal”
The hotel is located just opposite to the bus terminal (you can see buses from your window). As the central colonnade by the Phayao lake is in walking distance (500 m), we found the location strategical enough for our 2 nights stay. 7/11 is at the corner next to a small grill stall. There is plenty of overpriced restaurants along the colonnade, we preferred nice local restaurants around Wat Ratchakhruet. The hotel itself looked renovated, all the equipment (i.e. fridge with complimentary water) in a spacy room was new and working well, spotless walls, small bottles with shampoo and shower gel, comfort bed (actually the interior looks much better than on Agoda's photos). We got room G on the top/4th floor (no elevator) and there was pretty hot in the room, so we had to use well working A/C. Wi-Fi signal was average/enough. The only disadvantage is the absence of English at the reception (but always willing to help) and the rest of the town.
