Hotel was nice and clean. We stayed for about 5 nights and really enjoyed our stay. This hotel is located within a 10 minute walk from a train/metro station and there is a bus stop right outside of our hotel. Multiple convenience stores in the area and vending machines in the lobby. During our stay, there was no tidying up of the room/changing sheets/towels, but the front desk had extra towels for multiple night stays - and honestly im not complaining because the price was so good. Would stay here again.

A fully functional affordable stay”
You can consider this place for a fully functional hotel room . Space is small contains all required amenities . They even have a microwave and a kettle in the room. Well Connected to niji station and bus stops very close by. Convenience store and supermarkets very close by. Cleanliness could be improved. Check in checkout is smooth.

The location is near Nijo station (JR West Japan and Subway) and the room's equipments just meet your needs in a trip. If you don't mind cigarette smoke, it would be a nice place to stay. (I had ordered a non-smoking room though... ) Ps. Kyoto accommodation tax will be charged while checking in, ¥200 per night.(by cash or by credit card)

Good location but filthy”
Its pretty dirty. Halls and rooms just smell like cigarette smoke, its terribly dusty and poorly cleaned. Slippers were missing and things in the room were just poorly maintained. Dont use the laundry room, the dryers barely work and are filthy. Only good thing is the location and (some) of the staff were very kind.
