Great place to stay if you are on a budget”
I understand why some people have been a little negative about this place - we too have stayed in places where the kitchen was cleaner than it is here. We found the shower room and toilet to be perfectly clean though and I am sure that Mrs Tani does her best. It is a bit of a walk to the station but it only takes 15 minutes if you are fit and we didn't mind it. There is also a bus (205 or 206 I think) that stops very close to the end of the road if you don't want to walk. The 206 (if I remember correctly) also goes to Kyoto station which is really convenient for onward travel. You can also rent bikes (400¥) which was a perfect way to get around and felt really safe. The only problem is that in certain parts of Kyoto parking bikes on the street is not allowed. If you park in the wrong place you are hit with a pretty hefty fine and have to find your way to their depot. The problem is that they don't always have a sign up on the streets where you are not allowed to park. If you are going to rent bikes then just make sure you check this before you leave. Most places we absolutely fine and we saw loads of bikes parked all over the place, but certainly the streets round the castle don't allow bikes to park. Other than that though I would highly suggest renting a bike as it was a really fun way to see Kyoto - and save a little money. The breakfast at Tani house was also good. Basic but fine. A few different pasties, bread and jams for toast, bananas, juice and usually a Japanese rice dish of some sorts. The kitchen is small and tired but it works. Our room (private double) was nice, clean sheets and towels, air con worked etc. Mrs Tani speaks some English so was really helpful during our stay.

We have a wonderful stay at Tani House. I actually made the mistake of making the wrong dates, but they accommodated us anyways! Thanks so much!! It was an adorable house, with a decent sized room. Breakfast in the mornings was pretty good, pancakes, buns, rice, milk and juice. It was one of the best breakfasts we had included with our hotel stay out of our 2 weeks in Japan. If we are ever back in Kyoto we'd love to go back. Right outside of a beautiful temple, and walkable distance to kinkakuji temple and ryoan-ji

lovely typical japanese house”
this is a humble japanese house so if you are picky with cleaning this might not be your place but the house is big and comfortable the bathrooms are nice the house itself is a bit cold but just wear.more clothing inside and it will be okay. This house gives you the feeling of staying at your japanese grandmother house since the is lovely and very interested on making your stay good and comfortable keep in mint that her breakfast is amazing with different kinds of bread, pastries and typical food and drinks!! I would totally stay there again

Good one night stay”
It wasnt that bad. Up to the point we were accommodated everything was in order and we were happy with the type of room (very spacious) we got for the money. As soon as we found ourselves in the stage of having a breakfast that was where we got disappointed. Kitchen was so dirty that we were afraid to touch anything. There were some Japanese cookies offered on plates and other option was a very thick toast with all sorts of spreadable chocolate or peanut butter. However the food if eaten it hasn't been added so those who woke up late could have had no breakfast at all. I would next time got my own choice of breakfast their local shop and skip the kitchen experience completely and have a better overall opinion. I am not surprised it was so dirty as there is a very old lady managing the guest house that cannot see much and was using magnifying glass when reading. and most probably does not hire anybody to do a deep clean which is a shame as apart from this me and my husband had a nice stay. The amazing bit was that they offer a free drinks for the whole stay. The three star hotels would charge for a tea bag 200yen but here it is offer for free unbelievable difference. I hope they can improve the cleanliness because if I am to return to Japan I would love to stay at Tani house again.

Quite friendly old woman owner”
It is the first guest house in Japan which accepts foreign travellers starting in 1970 according to the owner (old and friendly woman). Located in the area of a very famous temple in the north Kyoto and also very near the bus stop where many busses come to go to the Kyoto station and the center of the city. Staying cost is quite reasonalbe and many people come from many countries. The owner said she had accepted ustomers from 55 countires since the start of the house.

the first time i arrived at guesthouse, i was suprised. it was a small house, i thought we're going to stay there, but the manager showed us her other house which a lot bigger and a lot nicer. I got to admit i was suprised at first, but then i saw the house and it's very comfortable. manager is a very nice person, she would served us breakfast in the morning. I will be staying there again next time i'm in Kyoto

Far from Kyoto attractions, actually a house”
when i arrived i found out that my room (and bookings) weren't prepared yet, but tani-sama sorted everything out (minus one booked day, which is ok, sort of since i had to leave early). room was slightly dirty, with an uncomfy bed & pillow. there was free wifi, although i'm not sure if it belongs to the owner as she charges quite a bomb for a few minute's use of her internet. for the price? a bit more and you'll be better anywhere else around kyoto attractions. tani-sama is very friendly though. although it should be noted that this is technically a house with rooms to let. not a hotel. so if you don't mind living in someone's house, with laundry facilities, etc. then it's a good deal. i was alone, and needed just a place to sleep, so it's ok.

Okay for cheap traveling but no recommendation”
Easy to go there by bus to Kyoto Station and some sightseeing spots. A Combini is very close, too. But the guest house is very old. My room was clean but the doors and windows could not be closed completely because everything is so old, so it was quite cold at night even though it was the end of March and I set the air conditioner on 30°C. The shower rooms and toilet were not very clean. There were spider webs at the walls and hair of other people at the piece of soap. It was nice there was a hair dryer, soap, shampoo, towls and so on and the old lady who runs the guest house was friendly but for me it was not clean enough to go there again.

Tani hostel”
if you took a random selection of 20 people from your university campus - lecturers included - and brought them for a sleepover at your grandma's, it would feel a bit like this hostel. its got good bus links so even if its a way out of the centre its easy to locate and easy enough get back to, maybe not so convenient late at night though. the rooms and house are cramped and full of bedding and cleaning stuff everywhere plus a lifetime of knicknacks from the elderly lady running the place. she is accommodating, and friendly, and the breakfast is varied and large. good value, and all in all recommended for a basic sociable option

Old Japanese house”
Here you get apportunity to see how the old generation lives in the old house nowadays. Common rooms are cold because Japan hasn't central heating, but private room has own gas heater that can help you to dry yours clothes and shoes after rain. The house is little bit dirty and have small aisle along the house in reason of heaps of old things. 1- You absolutely have to visit shrine area nearby: it's imaging! 2- Also there is a cute public onset that located down the street (to south side, about 400 yen) with 6 bath (cold, open air, the hottest one, middle temperature with hydromassage seats, small bath for first time).

Cheap and simple but a lot to improve in its basic cleanliness and hygiene ”
Couldn't find other accommodation online at the last minute during the peak autumn season hence booked and stayed here for 7 nights - I guess it was a brave decision despite having read the negative feedback. Anyway the actual experience was OK for me personally for the price paid, despite the unacceptable dirt and mess in the House since it's opened for business. Just take it gracefully as you're visiting your old granny who stays in an old and messy small house where nobody helps her in the housekeeping! So please don't leave your toiletries, rubbish etc behind to mess it further. Simple but decent breakfast is offered in the kitchen every morning before the old granny, Tani sends us off. And for the price paid, there is hot shower, heated toilet bowl cover, and heater in room when I need them most in the cold evenings after travelling out the entire day. Location is also within 5 min walk to bus stops which are reasonably convenient for connection with buses, subway stations etc.

The cheapest place to sleep in Kyoto...”
This hostel was for me, the cheapest option available. It is by no means a luxurious experience, but there is a bed to sleep in, a toilet and a hot shower. If that’s all you need, and you aren’t fussy, you’ll be happy! The location isn’t fantastic, but it is located very close to a bus stop which connects to broader Kyoto. The woman who runs this hostel is sweet and kind.

woken up by taylor swift”
it's really cheap, so naturally you don't get internet or a bathroom door that closes. the pile of old toothbrushes was a little weird. the walls are literally paper thin - "traditional japanese house - no locks" so you will be woken up by guests thumping around at all hours of the night, often to taylor swift being played really loudly at 4am. "we are never getting back together" became the theme song of our stay at tani house. however there is a convenient complementary alarm system at 7am every day with the soothing tones of cats fighting. also loved the 1.6km walk from the nearest subway station - so envigorating! but so cheap! and doughnuts for breakfast is a great way to start the day.

It's a very traditional Japanese house, the host was nice and the breakfast was good. However, beside the bed and floor, there was not clean and tidy at all. We stayed our days on the 2nd floor, but there was no hot water on the 2nd floor bathroom.

Ok, the common shower area was a bit dirty, the room is japanese style, so don't expect to have chairs or bed. This was a bit uncomfortable. The location is good, close to a few nice temples but a bit far from Kyoto station and difficult to find at first.

Well technically it's not a guest house built up for guests. It's Tani's own house. If you are open to stay in an real life wooden Japanese house do feel free to go ahead. Cleanliness in the room is satisfactory. If it's outside of the room, it's not up to your average home's standard. Accessibility to nearby bus stations are good.
