If you are travelling in Kyoto by bus, I would strongly recommend this hotel. The bus stop below the hotel will take you to most of the attraction places like Arashiyama, Gion, Kawaramachi and Kyoto Station in less than 30 minutes. You just need to google the bus number and timing. If you are travelling by train, the walk to subway station can be quite a distant. You also have to do self check-in and check-out using the tablet provided. Hotel room is very clean and fully furnished. I am very happy with the stay.

The room was really clean and spacious. The bathroom too. Everything was in it, but no utensils, plates, cups. It was also easy to find. You can take the bus from Kyoto Sta so you don’t have to walk much from the bus stops. But you can also take the trains, but the sta is around 10min by foot. I had a difficulty chacking out though. The rooms at the 7th floor was not registered at the ipad where you need to check out. So I had to call in and they did the checking out for me. Not really a hassle. They were also able to contact me before noon and was able to check in earlier than 4pm (the standard check in time). Busses to the city center, other nearby tourist spots (Nijo, HeianShrine) also pass by the stops near the hotel. I auggest taking the busses instead of the train, and but the day passes which is worth it given the distance of the hotel to the city center.

Exceptional”
We couldn't belive how great it was for the money we paid. Modern, clean and comfy. The room had a kitchenet but no cutlery or plates, pots so be aware to bring some. Location was good it's kind of in the middle of the routes between attraction. We were also able to leave our luggage in the office near the station which was a great money saver. If I would come back Kyoto I would go for Japaning again. Thanks

Very nice stay real appartment”
All furnitures like kitchen, big bed and room, bath for very reasonable price. No pan or stove to cook in the kitchen.... So the kitchen unusefull for a traveller that stays 3 nights and want to cook by itself.... The no reception only computer system is easy to use, and they are reactive at the phone even theh dont speak english they will try to do best.... the hotel is next to a subway station the place is very clean and calm. Shuttle bus from kyoto station is a plus good... The place was like having is own appartment so you dont feel like in hotel. !

Complete facilities and just near Kinkakuji Temple”
We stayed in a studio unit and everything we need is available. We were able to wash our clothes using their washing machine so it was a great help for us. They also provided a handy phone that you can use when you tour around Kyoto so we saved a lot of money for mobile internet. Highly recommended.

Value for money but far from the city centre ”
The hotel provides excellent facilities with a small yet well-equipped kitchen and a washing machine. Do get their shuttle bus schedule from its headquarters located near Kyoto metro station which provides you a free ride back to hotel.

You meet no staff there. The only way to contact them is by calls and they are always helpful. The location is 15 minutes away from the central of Kyoto but if you want to have enough space at valuable accommodation fee, I would recommend it. Very clean with separated bathroom. The room basically is like an apartment room.

Valuable for couple days and Great location ”
The hotel is close Saiin station by west exit 500m for walking distance. The hotel is not the reception but check in by calling from instruction at hotel, the room is clean and have washing machine and small kitchen for cooking, there are conveninet store and many restaurants nearby you can take bus no.28 to Arashiyama and also easily traval to tourist attraction.

The hotel is few minutes walk from a subway station. And a few stops bus ride to Tokyo station. The room is big enough to accomodate two to four persons (but max. allowed 2 pax) , very clean, complete with kitchen, washing machine, refridgerator, kettle, towels, and toiletries. I will definitely stay again to this hotel.

for our 2 days stay, we never wanted to go out. complete amenities.At the same time, there was storm when we stayed there so it was a great choice because The room was very relaxing. although it's quite far from the train station but close to two of the bus stations. just a bus ride to a number of temples and the Arashiyama. this was one of the best hotels that we have been to.

Self check-in was easy. and room was cozy and very clean. location was good and there're many places to eat near hotel. but there aren't any tools for cooking at kitchen. except that we highly recommend this hotel.

Nice place, bit far out”
Pros: Nice rooms that are decorated lovely and really clean - also has a washing machine which is a huge bonus. There's no staff there but we didnt have any problems with that, wifi is good. Cons: The office is a 2000yen taxi away from the property, there is a shuttle bus but the next wasn't for another 3 hours (!?) We booked during some kind of special weekend in Japan which meant prices were much more expensive so didn't find it hugely great value for money, especially as it was a 4pm check in and 10am check out. You also have to call and ask for your room to be cleaned and/or any replen, we just called one morning for fresh towels but would make more sense to have another set in the room.

Clean, convenient and comfortable”
Really clean, great value for money! The hotel has everything you need, including a washing machine and drying rack which was great since we were backpacking. The only downside was that we saw no staff. Check in was digital- convenient and quick but a little disappointing when you're a tired traveller in need of more one-on-one information.

The hotel is easy to find. The bus stops that are around the hotel have most of the buses to lots of attractions. The station is also only about 5-8 mins walking distance. There are supermarkets and convenience stores round the corner. Will stay in this hotel again! The staffs are fast to reply email!

The room was spacious and nicely decorated. We both agreed that the mattress was on the hard side, but we slept OK anyways. The website told us check out was at 11am, but we received an email on our last night informing us that check out was at 10am. Not a big deal, but a bit inconvenient nonetheless. Otherwise, we had a good stay.

This place is just about ripping you off”
This was probably the worst experience I ever had in a hotel (if you want to call it hotel at all). It started already ahead of the trip when I sent them an e-mail regarding the advertised free shuttle service from the train station. However, although the company itself always uses e-mails to communicate and asks to do the same providing an address for contact, they didn't answer at all. After arriving at the train station and asking my way towards the hotel shuttle bus stop, I waited for 80 minutes. A lot of hotel shuttles came during that time but non of Japaning hotels. As they ignore e-mails you obviously can't pre-order the shuttle in advance, so it's de facto not existant. Arriving at the hotel by public transport, I had to scan the passport by pressing it into a too small box. Up at the floor where my room was located, I immediately recognized a bad smell. The same smell was inside my room and I later discovered that it came from the air conditioning. As a result I couldn't use the air conditioning. Furthermore, the room - a 3-person-room with one double and one single bed - was nothing more but a bad joke. The only space where one luggage would have had space was in front of the desk (so you couldn't use the desk anymore, but that doesn't matter because in the corner of the desk you won't have a wifi connection as well). Unfortunately due to the placement of the beds, you could only bring your luggace there by carrying it across the bed. It's impossible to move it there on the floor. I can't even imagine how three people should get in there with each of them carrying one suitcase, that would be impossible. Putting two beds in this room and advertising it for three people shows the pure greedyness of the owners. Anybody who cares about the guests would have removed the single bed. The room has a miniature balcony with a hanger to dry clothes. However, if you want to get onto the balcony, you'd have to climb across the double bed which is placed exactly
