Overall, we like this Japaning. There are other "Japanings" nearby. This location is far from main Kyoto Station, a bit far from local train stations, and at least 10 min walk to bus stops. You can use bus pass, 500 yens per day, to visit multitude of temples, pagodas, gardens, palaces in Kyoto. Bicycles also very common, have to bike on sidewalk which is not that convenient, we opted to use bus pass. Flat bus fare each boarding, 230 yens. They rent out bicycle here. JR bus only get you to a few places. Have free ride to train nearest local station, Nijo, at 0900 eavh morning if request ahead. We were taken to Nijo the morning of our departure. Facility is new, equipped with cooking and ware, washing machine. Apt is as studio apt, can accommodate 3-4 person. It was spacious for us two in this apt, using Japan standard. NOTE: no elevator, so not good if you have lots of lugguages. There are 4 levels in this apt building. Staff is very friendly, helpful, and speaks English.

Pros: Kitchen utensils, washing machine, size of bed, sofa bed, clean place, spacey place, has bus stop in front of the hotel, lawsons supeemarket beside the place, they have big car - you may ask them to pick/drop you with some cost bit worth to use especially when you bring a lot of luggage along with you Cons, location may not easy to get. From kyoto station, take 206 or 50 and stop on the 14th bus stop. The close train station is Nijo. If you want to go to kansai airport, take the train from Nijo - train may stop beside the haruka express train line. It is very easy even if you bring a lot of luggage

Location was a bit far out from the Kyoto central but nearer to the North of Kyoto (Arashiyama area). The room was clean and tidy, and there was washing machine ensuite, which made it really convenient to do laundry! There is a food stretch near the hotel which is 5 minutes walk out, making it really convenient to get breakfast/ dinner near the hotel!

While it is true that the location is not so close to the world-famous attractions, but many bus routes that head to such stop very close to the hotel, so good enough! The staff was very kind, also. I think he is the only staff at the hotel (may even reside there at his own room). Good English skills also. Now, one thing to remind you in case you were not aware - this is not really the "hotel" experience you will get. Consider this more like a "residence". Your own private suite will be given, with private kitchen and bathroom, washing machine (laundry), and a separate bedroom. No bedlining or cleaning services are provided. Well, that just means added security and privacy, no? :) Enjoyed the stay here. Recommended.

Very comfortable and quite roomy appartment (especially for Japan!), highly recommended. Convenience store directly next door and easily reached by a number of city buses (but still about 30 min. ride from most central areas of interest). Great facilities, including a small kitchen and a washing machine. Staff extremely helpful, please note the limited front desk opening hours (it's not a problem if you prepare for it).

The staff were so helpful, i hot lost in translation w a taxi cab gking back to hotel but thankfully the staff belped me sort it out when I let her talk to the driver. The room was spacious. The kitchen was complete allowing me to cook dinner. Situated in a good area, for a good RnR. Highly recommended

Super good value for money”
Booked two rooms for our group of 10. Hotel was always clean. Super near convenience store as well. Very spacious too. Only con was that it was a bit of a walk from major bus stops. The nearest bus stop had no buses going to it after 9pm. We always arrived later than 9pm because we took day trips to Nara, Osaka, and Hiroshima/Miyajima. But there was a good ramen shop near by that made up for this. :)

It looks exactly like the photos. Helpful staff at the front desk, very accommodating. It was convenient for us because it came with a washing machine and kitchenette. Spacious enough for 4 people. It may be difficult to find, so we just used a taxi to find it. But otherwise, great place and value for money.

Book the room for 8 pax. Can easily fit another few people in. Spacious, clean and new place. There is a convenient shop next door and food options within walking distance. Staff is very helpful and speaks english and mandarin. Public parking nearby at reasonable price.

Great little cozy apartment”
The place was really clean, and the kitchen was well equipped. Their is a bus station right outside the hotel so was super convenient to get to. The location was quite close to plenty of small stalls and restaurant. Overall a really neat place to stay.

We travel as a family with one 10yr girl and an elderly mother, on foot depending on public transport. We were worried when there was no lift to help us bring our luggage up but the kind staff helped us carry the heavy luggage up! As we were on a budget, we prefer to depend on the JR Pass to travel, unfortunately the nearest JR bus stop was quite a walking distance. Our rooms were nice, but our final night was disturbed by a noisy neighbor upstairs who didn't sleep at all. We could hear footsteps throughout the night. The walls are kind of thing for light sleepers like me. Other than that, the facilities were fantastic and we're mostly comfortable. Thank you!

Excellent location great for families ”
Rented the condo unit for 5 nights which was perfect for 4 adults and 2 kids. Very spacious and comfortable. Front staff had good advice for getting around and were helpful at all times. Only gripe was that the towels were musty but we washed them in the supplied washing machine and all was good. This location is better than expected; make sure to use buses to get around.

places is smaller than what appears on the pictures. place is rather far from the subways and need instruction from hotel before coming. if possible get a map from them or direction. taxi from Niro station will cost about ¥2000.
