New, Clean and Spacious ”
We stayed 2 nights at M's Inn. The room was new, spacious and clean. It has big windows that provide enough bright sunlight to the room! Plus a balcony too! There're 2 single beds and 2 futons in the room which was perfect for 4 of us as a family. We love the bathroom which was big. The washing/drying machine was convenient for visitors like us that had tons of clothes to wash. Microwave and kitchen sink were available that we could easily heat up food that bought from a convenient store. This is a digital hotel with no staff, but the check in procedure was clearly instructed through email. The location is quite safe and quiet. It's about 10 mins walk from Keihan Line Gion-Shijo station or Hankyu Kyoto Line Kawaramachi station. Hanamikoji Dori is only 5 mins away which leads to Gion. Kawaramachi area has many shopping areas and restaurants. It's a very good location! We took a taxi from JR Kyoto Station to the hotel which costed less than 1200 yen. Instruction in Japanese for the taxi driver can be found at the hotel's website. It's quite convenient!

Comfortable, valuable and nice neighborhood”
We had an early booking on M's Inn, so we have got some discount and thought it was value stayed here. As the hotel and room facilities is new, full function, well design. Check-in and check-out is easy and quick DIY. The neighborhood is Higashiyama area, walking distance to famous Kiyomizu-dera, Gion street and access bus or train to other places in Kyoto. All in all, our family has a great time in Kyoto!

Perfect location, clean, spacious and new! ”
We loved staying at M's Inn, a new experience in a digital hotel with no staff. Only a 5-10 minute walk from the center of Gion and 5 minutes to Shijo dori main shopping street. Check in is done on an iPad. Our room was very spacious, clean and comfortable. Street was quiet, no noise for sleeping. Having a washing machine was very handy for long travelers, although the instructions were only in Japanese but we managed to translate the buttons and got help from a very nice cleaning lady. Please note that check out is at 11am and cannot be extended. We left our luggage unattended at the hotel lobby for 2 hours after checking out "at our own risk", but Japan is very secure and we found out luggage right where we left it. The only negative point of staying here is that since there is no concierge, it is not possible to get restaurant reservations in many high end restaurants that require booking through a hotel concierge. If you are ok with this then we recommend M's Inn 100%!

The place is so clean and very nice. Although it is a little bit far from kyoto station (meaning not walking distance) but there are alot of small resto near the hotel. It is self check in/ check out but they made the process easy and hassle free. I will definitely stay at M’s Inn again the next time i go to kyoto.

The best thing about this property is it's fantastic location in Gion...and the toilet! Located about a 12min walk from Gion Stn, we were able to move around Kyoto pretty easily from here. Walking around the streets of Gion adjacent to the river at night was so cool. We saw quite a few Geishas each night of our stay (3 nights). Plenty of decent food options nearby as well. Room is very spacious and comfortable. My only criticism is there really should be some plates and utensils in the room, given it's marketed as a kitchenette. And, I only gave 3 stars for 'Staff' because there really isn't one. You do self check in/out and there is no maid service. But really...this was our favorite property of the three we stayed in Japan. Strongly recommended!

Great location - limited kitchen items”
We enjoyed the location as it’s close to the Gion district and we were able to walk to the Yasaka Shrine (during Gion Matsuri) and the Shinkyogoku shopping area. Also close to Kiyomizu-Gojo subway station which is an easy connection to Kyoto station and the Shinkansen. There were no utensils, dishes, dish washing liquid, sponge for the kitchen just mugs and glasses. Good sized frig and washer/dryer unit. Also extra futons in the cabinet which was nice. There was a young man on staff who greeted us when we first arrived and helped us sign in and pay the city hotel tax. We were initially emailed that an email would be sent with the code to enter yet we never received it. Thankfully he was there when we arrived. Overall we were pleased with our stay.

Located in the central of Gion area, not far from the famous Gion street and not far to the famous Ninenzaka area. The room was spacious, they have ordinary bed and also futon bed. They have kitchen, washing machine and living space to eat and just for chill with family. Very recommended place to stay in Kyoto.

We enjoyed our stay here. Was great location to walk North or South Higashiyama.. and to catch Trains as needed. As a family with a child., the washer/dryer was a bonus. Very safe neighborhood with many great restaurants near by.

Amazing room for the price. Lots of space and good location. We even had a washing machine inside our room. There was no staffed front desk. Not an issue for us but don't expect help with directions, tour bookings, advice and luggage holding.

I don’t think you could be in a better location than at this hotel. In Gion but more in a neighborhood and not among the tourists, next to a cute vintage shop and down the street from a popular coffee shop. A quick walk to ninen-zaka. Rooms are clean. Beds are super comfortable. We will definitely stay here again

Quite large apartment, everything looks new. Within walking distance from Gion and Pontocho alley. Stayed 2 nights but I wouldn't have minded staying a couple of weeks. The washing machine is a nice touch.
