We had a lovely room here with a balcony, very clean and a comfortable bed. Location great for the beach, restaurants and bars. We will definitely stay here again.

Nice location with a cheap price”
PROS -near the Cha-am Beach -very cheap and was able to get an upgrade -staff can speak english -newly renovated -comes with simple english breakfast -staffs are friendly <3 CONS -parking area is few meters away from the guest house -we felt that they didn't mind replacing our bedsheet and comforter. it's a bit "sandy" -toiletries provided were only tissue and 2pcs. of soap Over-all, it was pretty okay with us since we only stayed overnight plus they upgraded our room with no additional fee. Things to remember: - The guesthouse will ask for cash deposit around 500thb but since we didn't bring enough cash, we only gave 200thb. -In Cha-am Beach you have to pay for 300thb rental for the 6 beach chairs etc. -There are lots of dogs along that alley. A bit dangerous to walk at night.

Terrace room ”
If you book here try to get the terrace room not because of the Terrace but because this room typ is the only one that hast a separation between toilet and shower. This means you not get wet feet every time after someone took a shower. Smile Unfortunately the bathroom smells from the drain. (as many do in this price range)

Ordered a superior double room with terrace. Upon arrival the receptionist showed us a document from Agoda that stated superior double room with balcony. We were guided to a room on the 4th floor. There is no lift available. As we told her that we didn't like the room we were shown another room with a very small balcony which eventually was not to our liking either. We settled for a room in another part of the facility which had a bigger balcony. The hotel has basically three facilities of which the one on the beach side was apparently closed due to lack of customers. Allowing for the room rate paid we did not expect a lot but the breakfast was rather basic and not tastful. Also the hotel had a bad odor smelling like catpiss.

The hotel is lovely but dont go to Cha am ”
As accommodation, The hotel is good value for money and close to the beach. But I can't stress enough how unpleasant Cha am is becoming. Having just arrived in Bangkok we wanted to get to the coast quickly, but avoid anywhere with a seedy reputation like Hua Hin or Pattya. Sadly, it looks like Cha am is going the same way. I would not advise this town is suitable for backpackers or families. The main Street is full of tacky bars where middle aged European men leer at young Thai women dancing for them. I can't comment on anything else that might going on. it's a shame because the beach is lovely and I'm sure the town was once a very nice place... But please don't make the mistake we did as there seems to be very little on the internet about how grotty Cha am is becoming

Last minute”
Jumped on Agoda and found the beach cha-am great location only 100m fromt the beach with beautiful dining at night time, bars right at your door but they arent loud. For the price the room was great! very clean, comfy bed, good aircon also had a fan which i was happy about. Definately recommend.

Nice handy place for the beach and hawkers”
We found the place to be good value for money . No frills just a clean place close to the beach and local hawkers selling local food at a decent price. The owner is a French man who is very polite and attentive , always makes sure his guests are happy and always has a smile, which is more than can be said for some of the local reception staff. The food is good apart from the odd raw egg we had served , . We would go again just because the owner is a down to earth guy making sure all guests are happy .

The room was beautifully decorated though a bit small. (I want to paint my bedroom the same colors.) The mattress was exceptionally comfortable. All the staff were wonderfully sweet and kind. It is a great place to stay if you want to sit out on the beach all day. There are some beer bars on the same street which might interest the single male traveler. The library and the daily copy of the Bangkok Post are a real plus.

Managers staff Every body cannot do enough to help you with ANY THING U MAY NEED IR ASK !!! EVERY THING WAS AN IS PERFECT TREATED MIRE LIKE WE WERE FAMILY XXX ALTEADY PLAN TO HAVE OUR FAMILY AN FRIENDS STAY AT THIS HOTEL ... You would silly to not use them !!!! Expensive for the simple room. ”
The room was spacious and clean and had a fridge. The bathroom had slits in the wall for air which faced the common patio for everyone to use. So ppl would go out to smoke and it would come in my room. Or one night a couple was cracking crab and having a meal which was so loud they might as well have been in my room! The worst part is the location is south Cha-am. The beaches are the absolute worst. Just garbage. You need to walk about 20 mins north to get to a decent beach. So just get a room on the north side of Cha-am. I honestly wouldn’t even bother coming to cha-am at all. Nothing to do or see. No good/great restaurants either. Got sick after my first meal and I’ve been backpacking through Indonesia for 5 weeks and didn’t get sick once. So spent 2 full days and night in my room getting sick before I got antibiotics. Anywhere else in Thailand would be better.

Pros Lots of electrical outlets on the wall. Great location, very close to the beach. Clean room. Nice staffs. Cons The room was a bit too small for a family room. There were bars nearby which caused a lot of noise. Car parking, you can park in front of the place if there is a space left. Otherwise you would have to go to park further away.
